The Montrose Port Authority (MPA) is set to embark on a major expansion with the acquisition of the Montrose Business Park and the adjacent former Charleton Maternity Home site.

This multi-million pound strategic investment is a key part of MPA’s ongoing master planning initiative, aimed at meeting the growing demand for industrial space to support Scotland’s offshore energy sector and drive the energy transition of the country.

MPA is exploring options for future development of the site with Scottish Enterprise, who have recognized the importance of the proposals and the transformational impact of future growth plans.



The purchase from Equipco Investments Ltd encompasses 45 acres of prime real estate, which was once home to Petrofac’s fire safety training center and the now demolished Charleton House, which once served as a maternity ward.

This acquisition and development increases the port’s size from 59 acres to 104 and will strengthen Montrose Port’s position as a key player in the renewable energy sector.

The east coast of Scotland is fast becoming a hub for the sector and MPA, together with Scottish Enterprise, is set to provide the essential infrastructure needed to capitalize on this growing industry and generate substantial economic benefits. Existing tenants at Montrose Commercial Park will continue to operate and all their lease agreements will be honored.

Suzanne Sosna, director of energy transition at Scottish Enterprise, added: “This is an exciting opportunity to further develop port infrastructure at a strategic location as part of our national energy transition mission. We are exploring potential investment and promotion options with MPA alongside the Port Masterplan which together will generate significant additional economic impacts for Scotland.

The new initiative will complement Montrose’s growing position as one of the world’s leading operations and maintenance (O&M) centers for offshore wind. Montrose is the O&M base for Seagreen, Scotland’s largest operational offshore wind farm, and the upcoming Inch Cape offshore wind project. Once Inch Cape is fully operational, the Port of Montrose is expected to support 2.5 GW of offshore wind capacity, strengthening its central role in the global offshore energy market.

MPA’s expansion builds on ongoing projects including the current transformation of the historic Meridian Street Customs House into a modern commercial space and community center, further highlighting MPA’s commitment to sustainability and engagement community.

This exciting development follows several major milestones for the Port of Montrose. Recently named SME Port of the Year at the British Ports Association Awards 2024, MPA was recognized for exceeding its financial targets, supporting more than 70 local schools, organizations and charities and leading the redevelopment of the Customs House.

Earlier this year, MPA also became the first UK port to provide large-scale industrial shore power to energy sector vessels through its self-funded Plug Montrose joint venture with Norway’s leading specialist Plug of shore power, thus strengthening the role of the Port of Montrose. as an innovative leader in the maritime and energy sectors.
