Dallas ranks 2nd nationally for coworking space offerings

Remote workers in Dallas-Fort Worth looking for coworking space are in luck.

The metroplex ranks second behind Las Angeles for the number of coworking spaces available, according to CoworkingCafe.

There were 279 coworking locations in DFW in the third quarter, a 3% increase from the previous quarter. Manhattan trails DFW by only four locations, although the report divides Manhattan and Brooklyn into two cities.

From a square footage perspective, Dallas-Fort Worth ranks fifth in the country (behind Manhattan, Chicago, Los Angeles and Washington, DC) with 5.3 million square feet of coworking space.

With the disruption to in-person work norms caused by the pandemic, coworking has become more popular than ever, especially for smaller businesses with fewer employees.

But it appears that even coworking spaces may feel the impact of the distressed local office market.

The national average cost of a coworking membership was $150 per month in the third quarter. DFW’s average rate fell from $198 to $150 per month between the second and third quarters.

As it attempted to dig itself out of financial woes earlier this year, coworking giant WeWork named Dallas as a priority market.

The company has two locations in Plano: 7700 Windrose at Legacy West and 6900 Dallas Parkway. It maintained its presence at 5960 Berkshire Lane in Preston Center and 1920 McKinney Avenue in Uptown Dallas.

WeWork also operates 11 outposts of Common Desk, a Dallas-based coworking company that it acquired in 2022.

WeWork recently launched its Coworking Partner Network, through which DFW colleagues can use five additional locations operated by Venture X and Intelligent Office. The Intelligent Office location is located at 6565 North MacArthur Boulevard in Irving. Venture X locations are in Dallas, Grapevine, Allen and Lewisville.
